Youth-based Dance Studio Maryland Arts Explosion Signs 3,504 SF Lease at Padonia Commerce Building in Timonium

Maryland Arts eXplosion, a youth-based dance studio owned by Sydney Needle, has signed a lease with Hill Management Services, Inc. for 3,504 square feet of space at Padonia Commerce Building, located at 9603 Deereco Road in the Timonium section of Baltimore County. The group, which works with young people aged 3 to 18, recently relocated from a location nearby in Timonium. Danielle Bridge, Leasing Manager for Hill Management Services, Inc. represented the landlord in this transaction.

Needle’s grandmother Gail Schaefer founded the Sudbrook Arts Center in Baltimore County in 1984 and her mother, Lisa Needle, continued the tradition of educating young artists through the dance studio and the Young People’s Summer Stock. In 2016, Sydney Needle opened under the new name of Maryland Arts eXplosion.

The concept offers a range of dance classes, including jazz, hip-hop, lyrical, and ballet to girls, boys and young women. The studio also offers ACRO training, which Needle describes as a combination of tumbling moves and flexibility integrated within the dance moves. Needle was an accomplished gymnast, rising to a Level 10 designation during her competition career.

Including Needle, Maryland Arts eXplosion has five dance teachers, holds class sessions after school and during the weekends, and participates in both local and out-of-state competition which takes the youngsters to places such as Myrtle Beach, South Carolina.

According to Needle, the primary goal of Maryland Arts eXplosion is to enhance the skill set of its students, but the training regime provides multiple ancillary benefits including improving socialization. “We like to say our program helps create good people,” she explained. “It requires tremendous discipline and determination to master some of the dance moves we teach and young people can transfer these lessons to their everyday life. We work hard to instill respect in our students, both for themselves, other students, and people they interact with every day. Especially when training for a competition, we instill teamwork values and working together towards a common goal.”

The building’s expansive windows and high ceilings are what first attracted Maryland Arts eXplosion to Padonia Commerce Building. “We loved the natural light that streams into our space, which provides energy and helps uplift our students and teachers,” Needle explained. “There are many dense residential neighborhoods situated nearby, which provides access to a large volume of potential students and their families.”

The building, featuring more than 180,000 square feet of industrial/warehouse space, is equipped with 25-foot ceiling heights, two covered docks, one enclosed dock, an adjacent free surface parking lot, and a third-story office component. Fronting Deereco Road, Padonia Commerce Center is situated adjacent to Interstate 83 and is located approximately six miles from Towson and 14 miles from Baltimore.
