St. John Properties Acquires Three-Building Office Portfolio in Hunt Valley, Maryland

23-Acre portion of North Park includes 300,000 square feet of Class ‘A’ office space

St. John Properties, Inc. has acquired a three-building, 300,000 square foot Class ‘A’ office portfolio in Hunt Valley, further expanding its Baltimore County footprint to over 4.6 million square feet of office, flex and retail. The properties – 4, 6, and 10 North Park Drive – are located at the intersection of York Road and Shawan Road. This acquisition follows the company’s 2023 purchase of 17 acres just South on York Road currently being developed into Hunt Valley Exchange, a 112,000 square foot mixed-use project.

Transwestern’s Gerry Trainor, Jim Cardellicchio, and Rowan Miller represented the seller, and St. John Properties was self-represented by Senior Executive Vice President, Acquisitions and Growth Sean Doordan and Alex Lyons, Director of Acquisitions.

“Our team saw a unique opportunity to purchase an asset with tremendous potential and high visibility within the Hunt Valley submarket,” stated Doordan. “We plan to implement a significant renovation and reintroduce the buildings with a bold marketing and leasing strategy.”

The buildings, which were significantly renovated in 2020, are cumulatively 63% leased and sit on a 23-acre section of the larger five-building North Park business community. They include the five-story, 127,000 square foot 4 North Park Drive; four-story, 82,000 square foot 6 North Drive; and four-story, 86,000 square foot 10 North Park Drive. Major tenants in the project include Travelers Insurance, RCM&D, AP Benefits Advisors, and AECOM. On-site amenities include a large conference center with catering kitchen, fully equipped fitness center, walking trails, and a full service deli.

Strengthening a Strategic Footprint

North Park offers convenient access to abundant retail and dining options, including the adjacent Hunt Valley Towne Centr, a mixed-use project anchored by Wegmans Food Markets. The location is transit-connected via the MTA light rail and bus routes and offers easy access to I-83 and I-695.

North Park joins St. John Properties’ existing Northern Baltimore County projects: Crestridge Center, Loveton Business Park, Yorkridge Center North, Yorkridge Center South, and Timonium Exchange. In addition, the vertically-integrated firm is speculatively developing Hunt Valley Exchange, a mixed-use community including flex/R&D and retail located less than a mile from the North Park campus on York Road. Hunt Valley Exchange is expected to welcome its first tenants in 2026.

St. John Properties will invest in significant improvements at North Park, including new HVAC systems, upgraded interior common areas, new signage, and refreshed landscaping – all aimed at creating a modern, inviting environment for tenants and visitors. The company will look to add to the strong tenant mix by utilizing its in-house leasing, design, interior construction, and property management teams.

“This strategic acquisition enhances our presence in the Hunt Valley submarket, and we look forward to utilizing our in-house development, design, construction, leasing, and marketing teams to add long-term value and accelerate leasing activity at the project,” Doordan added.

Acquisition fueled by continued leasing successes

Doordan adds that the company’s latest acquisition is fueled, in part, by the company’s continued leasing success in multiple suburban submarkets throughout Maryland. Highlights include robust office and retail leasing activity at Greenleigh, a 1,000-acre Baltimore County mixed-use community in Middle River. St. John Properties has also initiated construction on nearly 65,000 square feet of medical office space at Maple Lawn, a 605-acre mixed-use community in Howard County in response to the continued demand for healthcare-related office space in the Baltimore-Washington, D.C. corridor.

In addition, last year a joint venture partnership between St. John Properties and Greenebaum Enterprises acquired a 12.5-acre site within Montpelier Research Park, a Howard County business community situated adjacent to Maple Lawn. The partnership intends to speculatively develop two flex/R&D buildings, comprising nearly 70,000 square feet of space on the site, which currently includes a two-story 32,488 square foot office building.
