Maryland Collision Center has acquired 2011 Greenspring Drive, a single-story building containing 12,740 square feet of industrial/flex space, and located in the Timonium section of Baltimore County, Maryland, for $2.90 million. Andrew Meeder, SIOR and Matthew Curran, SIOR, both Senior Vice President and Principal for MacKenzie Commercial Real Estate Services, LLC represented the unnamed private seller in this sales transaction.
Maryland Collision Center provides body frame repair, refinishing, painting and paintless dent repair services to customers throughout the greater Maryland, District of Columbia, Northern Virginia, and Southern Pennsylvania region. With facilities in Baltimore City, Catonsville, Frederick, Gwynn Oak, Parkville, and Silver Spring, the auto body repair group services more than 1,500 vehicles annually.
Delivered in 1963 and located on a one-acre site, 2011 Greenspring Drive is equipped with 12 to 17-foot ceiling heights, three drive-in loading docks and a free surface parking log. Featuring frontage on Greenspring Drive, the asset is approximately one-half mile from Interstate 83, two miles from Interstate 695 (Baltimore Beltway, and 12 miles from Interstate 95. According to MacKenzie’s Q1 Industrial Report, the current vacancy rate for industrial product in the I-83 Corridor is 4.37 percent, which represents a decline from the 5.6 percent recorded in the previous quarter.
“The industrial/flex market in Baltimore County remains extremely tight, so Maryland Collision Center’s ability to secure this institutional-quality building was a major win,” stated MacKenzie’s Andrew Meeder. “The asset, with its large and open space layout is perfectly suited for automobile repair, and its strategic positioning off a major interstate will allow Maryland Collision Center to attract new customers from a large radius. The building was maintained in excellent condition by the former owner and major renovations are not needed.”
